تاريخ الحديد فى مصر كمادة بنأ، متسائلا ما إذا كنا سنعود للبنأ بالحجر و الخشب، عن جريدة المصرى اليوم

مشكلة إرتفاع أسعار مواد البنأ هى نفس مشكلة إرتفاع أسعار باقى السلع الأساسية، و هى مشكلة إرتفاع إستهلاك و ليس ضروريا أنها مشكلة مادة بعينها. فلو رجعنا نستعمل الطوب و الحجر و الخشب، بالذات فى الوادى و الدلتا، بكده مش هاتفضلنا أى رقعة زراعية خلال الأعوام القليلة الآتية لأن هذا النوع من البنأ آخره ثلاث أو أربع أدوار، فهايحصل زحف على الأراضى الزراعية أطثر من البيحصل دلوقتى.

الحل الحقيقى هو إدارة عملية البنأ، فالمستهلك الأكبر لمواد البنأ فى مصرهى المشاريع الضخمة و الفاخرة سواء كانت سكن أو تجارة، فإذا فرضت ضريبة على شراء مواد البنأ لهذه المشاريع، سوف تقلل من إستهلاكهم، مع إستغلال عائد هذه الضريبة فى دعم مشاريع الإسكان.

الخطة الأخرى هى نقل مدن و قرى الصعيد إلى الظهير الصحراوى، فالوادى ديق فى أغلب محفظات الصعيد و توجد مجتمعات عدة فى الجبل. ثم يتم تشجيع هذه المجتمعات على إستعمال الطوب و الحجر و الخشب للبنأ و تطوير تكنولوجيا هذه المواد و عمارتها.

أما مدن الدلتا فيجب أن يعاد تصميمها على أساس العمارات العالية، من ثمان طوابق أو أكثر، و ده طبعا سيحتم إستخدام الخرسانة المسلحة، لكنه سيقوم بزيادة كثافة المدن و القرى و يحجب الإحتياج الى الزحف الأفقى و بالتالى يقوم بحماية الأراضى الزراعية.

هناك أيضا أماكن للتوسعة فى الدلتا و بنأ مجتمعات جديدة و هى أراضى تصعب زراعتها، مثل النطاق الصحراوى الذى يكمن بين غرب الدلتا و طريق مصر - الإسكندرية الصحراوى، و رقعة مماثلة بين جنوب محافظة الشرقة و طريق القاهرة - الإسماعيلية الصحراوى.

As the case is with most of our material quagmire today, the problem lies with excess in consumption, and won't necessarily be alleviated by using another material. In fact, using wood and stone will lower the density of buildings forcing people to use more land to cover the same needs. While that may be fine in desert towns, the effect on arable land in the valley and the delta would be criminal. While the main reason steel, and most building materials have gone up in price is the exponential increase in the number of high-end residential and commercial projects over the last two years.

Better management of our resources is what is truly needed. For one, steel used for high-end markets should be taxed, especially for the commercial sector, and the tax should go to funding affordable housing. Valley towns and cities in upper-Egypt should be moved to the desert edge and use more traditional materials, such as mud-brick, stone and wood. While delta towns should be redesigned as high-rise to protect arable land and prevent their urban sprawl. Naturally these communities would be using steel and concrete to go higher.

Also, new communities could be developed in the pockets of land n the delta that are not fit for agriculture, like the desert corridor between the western delta and the Cairo-Alexandria highway, and the same one between south-eastern delta and the Cairo-Ismailia highway.
